Ikspiari is a large commercial facility located at the gateway to Tokyo Disney Resort in Urayasu City, Chiba Prefecture. Opened in the 2000s, it offers shopping, restaurants, a movie theater, and event spaces, making it a popular spot to spend time before or after visiting the resort. This outdoor and indoor mall, modeled after a European streetscape, is also popular for its seasonal illuminations, live events, and Disney-related collaboration projects.

Access (nearest station, transportation, etc.)
- Nearest station: Maihama Station on the JR Keiyo Line or Musashino Line, about a 3-5 minute walk from the north exit or via the connecting walkway.
- Disney Resort Line: Directly connected to Resort Gateway Station, allowing for smooth travel to Disneyland/Sea.
- From Tokyo: Approximately 15-20 minutes from Tokyo Station on the JR Keiyo Line. Direct trains are also available from Shinkiba and Kasai Rinkai Park.
- From Narita Airport: There are airport limousine buses to Disney Resort, some of which stop near hotels and Ikspiari. By train, the most common route is Narita Airport → (transfer between Keisei and JR) → Maihama.
- By car: Access via the Shuto Expressway Bayshore Route (Urayasu Exit, etc.). Paid parking is available within the building and in the surrounding area (prices and number of spaces may vary, so please check official information in advance).

- Quick shopping/cafe visit: 1-2 hours
- Walking tour including lunch and dinner: 2-4 hours
- Including watching movies and participating in events: Half a day to a full day
- If you plan to spend some time relaxing before or after visiting Disneyland, it's best to plan for half a day.

Things to be aware of (crowds, manners, seasonal precautions, etc.)
- Crowds: The park can get very crowded on weekends, public holidays, school holidays (spring, summer, and winter breaks), and during large-scale Disney events. Please allow yourself plenty of time.
- Business hours: Opening and closing times vary by store. Be sure to check early, especially the last entry times for restaurants and movie theaters.
- Parking and fees: Please note that parking spaces are limited and fees and discount conditions may change, so please check in advance if you are planning to drive.
- Manners: There are many non-smoking areas within the building, and smoking is permitted only in designated smoking areas. Pets are generally not permitted (with the exception of assistance dogs). Please follow the photography rules in the corridors and event spaces.
- Weather: As there is an outdoor area, it is best to bring rain gear, cold weather gear, drinks, etc. to protect yourself from rain, heat, and cold.
